FULLY FURNISHED APARTMENTS

The process is slightly different depending on length of stay and property. We have properties that are available from daily to monthly rental. Some carry broker's fees (typically 1 month's rent), while others carry no fee. Contact us today to find the right fully furnished unit for you, or browse your list of fully furnished properties. If you don't see a property that you like, contact us and will will find it for you.

Depending on property, fees range from no fee to one month's rent.

As long as you need, from one night to one year. Corporate accounts please contact us for details for preferred pricing on extended length bookings.

Check-in time is after 3PM. Check-out time is before noon on the date of departure. We strive to accomodate all late check-in and check-out requests. For early check-in, bags may be held at our office at no additional charge.

At your pre-arranged time for check-in, we will meet you at the apartment, help you settle in, and provide you with keys.

AMENITIES

Amenities vary from property to property. For exclusive instant NEW YORKER properties, we provide top of the line amenities, such as flat panel LCD TVs with premium cable, in unit laundry facilities, high speed wireless internet, video entertainment consoles, designer furniture, and much more. Our apartments are professionally cleaned prior to your arrival. Additional housekeeping can be scheduled by contacting us directly.

Laundry facilities are available within many of the apartment buildings we operate in, or consult Helpful Links for a laundromat in your neighborhood.

Many of our apartments have high-speed wireless internet, free of charge.

instant NEW YORKER does not operate its own gym facilities. Please check our Recommendations to find work-out facilities that are within walking distance of our apartments.

AVAILABILITY AND RESERVATIONS

A confirmation will be sent to you via email with a summary of reservation details. All payment information is stored securely and not sent over email. Upon your arrival in New York City, an instant NEW YORKER representative will meet you at the apartment to provide you with the keys, help you settle in, and take care of any remaining payment details. Our representatives are also here to help schedule pick-up/drop off from the airport, find a Broadway show, make restaurant recommendations, and everything in between.

POLICIES

Pet policies vary from property to property. If we cannot provide housing accommodations for your pet, we can direct you to pet-friendly boarding houses nearby.

Some smoking units are available. Guests who smoke in non-smoking units will be assessed a $150 charge for smoke removal and cleaning.

Please let us know if you have children in your party, so that we can best accommodate your family's needs.

As you can imagine, we wish to be good neighbors for everyone's comfort. When having guests over or playing music, thanks in advance for your neighborly consideration!

PAYMENTS

It varies from property to property. Contact us on a particular property to learn more about which taxes and utilities are included.

Stays fewer than six consecutive nights require a $65 cleaning fee. Corporate accounts with 30-night minimum commitments receive preferred pricing.

We accept certified/company checks, all major credit cards, Pay Pal, bank and wire transfers, and cash.

This depends on your length of stay and property. For short term rentals, payment is due in full and no deposit is required.

Cancellations prior to arrival must be submitted in writing. Reservations cancelled at least 30 days prior to your Arrival Date are not subject to a cancellation fee. Reservations cancelled on less than 30 days notice prior to Arrival Date are subject to 100% of the total rent.

RENTALS & SALES

Traditionally, it takes several appointments with multiple brokers before a person finds a apartment that suits their requirements. In purchasing a apartment, the time and effort is dramatically higher. The reason is because every broker has his or her focus area, which may not be aligned with what you are in the market for. It's a matter of pure luck if you are matched with a broker that happens to have what you are looking for. We solve this problem by acting as your advocate and identifying the RIGHT broker for the job based on your criteria, at NO cost to you.

In the past and in other cities, portals such as craigslist was a great resource for those looking to find a no fee apartment. These days, especially in New York City, that is not the case. Almost all listings on craigslist are posted by brokers who invariably charge a fee.

New York City real estate is different in many ways. It is the most expensive city in the United States and 10th in the world to live in, while boasting a 0.3% vacancy rate for rental properties. If you are looking to buy a apartment, a majority of properties are co-ops, which is also a NYC phenomenon. Because of these and many other factors, the qualification criteria for an apartment is unlike any in the world.
