I am interested in renting out my unfurnished property. Why should I list with you? FULLY FURNISHED APARTMENTS I've never rented a fully furnished apartment before. How does it work?The process is slightly different depending on length of stay and property. We have properties that are available from daily to monthly rental. Some carry broker's fees (typically 1 month's rent), while others carry no fee. Contact us today to find the right fully furnished unit for you, or browse your list of fully furnished properties. Depending on property, fees range from no fee to one month's rent. back to top ΔHow long can I stay? As long as you need, from one night to one year. Check-out time is before noon on the date of departure. We strive to accomodate all late check-in and check-out requests. At your pre-arranged time for check-in, we will meet you at the apartment, help you settle in, and provide you with keys. back to top ΔAMENITIES What amenities are included?Amenities vary from property to property. A confirmation will be sent to you via email with a summary of reservation details. All payment information is stored securely and not sent over email. Upon your arrival in New York City, an instant NEW YORKER representative will meet you at the apartment to provide you with the keys, help you settle in, and take care of any remaining payment details. Our representatives are also here to help schedule pick-up/drop off from the airport, find a Broadway show, make restaurant recommendations, and everything in between. back to top ΔPOLICIES Do you allow pets?Pet policies vary from property to property. If we cannot provide housing accommodations for your pet, we can direct you to pet-friendly boarding houses nearby. back to top ΔDo you allow smoking? Some smoking units are available. Guests who smoke in non-smoking units will be assessed a $150 charge for smoke removal and cleaning. back to top ΔDo you allow children? As you can imagine, we wish to be good neighbors for everyone's comfort. When having guests over or playing music, thanks in advance for your neighborly consideration! back to top ΔPAYMENTS Are taxes and utilities included?It varies from property to property. Contact us on a particular property to learn more about which taxes and utilities are included. back to top ΔAre there any additional costs? Stays fewer than six consecutive nights require a $65 cleaning fee. Corporate accounts with 30-night minimum commitments receive preferred pricing. back to top ΔWhat forms of payment do you accept? We accept certified/company checks, all major credit cards, Pay Pal, bank and wire transfers, and cash. back to top ΔDo you require a reservation prepayment or security deposit? This depends on your length of stay and property. For short term rentals, payment is due in full and no deposit is required. back to top ΔWhat is your cancellation policy? Cancellations prior to arrival must be submitted in writing. Reservations cancelled at least 30 days prior to your Arrival Date are not subject to a cancellation fee. Reservations cancelled on less than 30 days notice prior to Arrival Date are subject to 100% of the total rent. back to top ΔRENTALS & SALES Why don't I just work with a brokerage?Traditionally, it takes several appointments with multiple brokers before a person finds a apartment that suits their requirements. In purchasing a apartment, the time and effort is dramatically higher. The reason is because every broker has his or her focus area, which may not be aligned with what you are in the market for. It's a matter of pure luck if you are matched with a broker that happens to have what you are looking for. Is this really possible? In the past and in other cities, portals such as craigslist was a great resource for those looking to find a no fee apartment. These days, especially in New York City, that is not the case.
